This wonderfully light and modern mixed use scheme, located in the heart of London's 'Regeneration Area' at Elephant & Castle (Underground Zone 1), incorporates a vibrant mix of residential, office and Live/Work spaces within a series of environmentally conscious buildings.

The project revisits the traditional Live/Work spaces of the area, providing a fresh – yet fitting – transition from the nearby Victorian Yards and garrets to contemporary residential and business spaces.

This high quality scheme provides three discrete buildings facing a central communal courtyard.

Completed in late 2007, all of the residential, commercial and Live/Work units have been sold and the affordable housing forward sold.

The scheme incorporates on site affordable as well as private housing above business and Live/Work spaces as a wholly sustainable community, being the second phase of the South Central project developed by Oakmayne (after Steedman Street/South Central East).

Shaw Corporation advised Oakmayne on the planning strategy, Section 106 and GLA approvals and Toolkits as well as negotiated and forward sold the affordable housing content.  Shaw Corporation also negotiated title access and restrictive covenant issues for the developer with Network Rail and negotiated the possession arrangements for the former warehouse and light industrial units which occupied the site.

Shaw Corporation assisted Oakmayne with the first phase of the South Central development with the CZWG designed South Central East project comprising two discrete and complementary modern buildings close to the Walworth Road to the southern sector of the Elephant & Castle Regeneration Area.

Shaw Corporation introduced investors to the initial site acquisition and development of O-Central.
