Eileen House creates a landmark gateway to the Elephant & Castle Enterprise Zone
Replacing an outdated 1960's office block with a brilliantly conceived design by award winning architects Allies & Morrison. Eileen House will provide two distinct and complementary modern buildings and adjacent public square acting as a catalyst for the renaissance of the public and urban realm between London Road, Newington Causeway and Borough Road in an area largely devoid of planned and useable public spaces.
The principal building proposed will provide a 47 storey mixed use tower to balance the taller building of Castle House and 360º London on the Elephant & Castle and will formally mark the entrance into the Elephant & Castle from Waterloo, Blackfriars, Southwark and London Bridges.
The scheme proposals will provide for 405 studio, one, two and three bedroom apartments including onsite affordable housing together with 35,908 sq ft (3,536 sq m) of commercial space for B1 offices as well as potential for future educational space for London South Bank University.
The scheme provides a new public square, improved bus routing and landscaped urban realm to link the Enterprise Zone to the Elephant & Castle Regeneration Area and will deliver a number of major public realm improvements from the Council's project bank.
The scheme proposals are due to be determined as a detailed planning application in Q1 2010 and will take three years to construct.
Shaw Corporation has assisted in the site acquisition/joint venture and has advised on planning strategy and affordable housing as well as engaging on the pre-letting of the commercial parts of the scheme and theforward sale of the onsite affordable housing content.
Shaw Corporation undertook the GLA Toolkit feasibilities and negotiations with the Council and GLA and negotiated the complicated Section 106 arrangements associated with the planning application and which include the substantial works to the public realm.
