DV4 Eadon Co Limited (part of Delancey) has secured three separate detailed planning consents for a mixed use development at the very heart of the Elephant & Castle Regeneration Area.
Fronting New Kent Road and Elephant Road and located within a few paces of the Zone 1 London Underground Station and opposite the Elephant & Castle Overground Station, this major mixed use scheme when complete will provide an exciting mix with its collection of bars, cafes, restaurants, supermarket, retail shops, private residential apartments, student accommodation and a fitness suite or crèche to add to the regeneration of the Elephant & Castle.

Fronting New Kent Road with return frontage to Elephant Road and a new urban square (Tribeca Square), this project has been architecturally designed as two residential towers and a student housing tower, Tribeca Square rising independently above an elevated residents park and commercial podium and will form the focus of a new public square and kick start this phase of the Elephant & Castle Regeneration Area.

The site has been cleared and sub-structure works commenced. It is anticipated that the next phase of the development will commence later in 2013.

Shaw Corporation has assisted the freehold owners in the site assembly and site acquisition and in the three separate planning applications involving planning strategy, Section 106 negotiations, Toolkit assessments and GLA Part I and II approvals.

Shaw Corporation has also negotiated the terms of the several complex agreements for the Title and tenure transfers between the developers and the Local Authority, including easements, rights of access and contractors compound licences, as well as the lease of the Market Square resultant from the development.

Shaw Corporation is retained by the freeholders in the letting of the commercial and retail parts of the development and pre-let the supermarket unit to Sainsbury's.
